In-Home Consultation

In this meeting, we'll dive into the details of your project, get a good grasp of your goals, and talk about your ideal budget. We'll make sure all the key decision-makers are on board and that your budget aligns with your goals. After our chat, we'll send you a Budget Letter that outlines the estimated construction budget range, giving you a better picture of the investment you would be making, along with a rough timeline for the project.

Design-Build Agreement

We'll put together the contract for our arrangement, which will include our Terms and Conditions for service and your role as the Owner. The Agreement also mentions that we'll plan your project, to closely align with your budget, during our Pre-Construction phase. Once the contract is signed, we'll collect an initial payment for Pre-Construction, take measurements of your home, and sit down with you to chat about the details of the project.

Pre-Construction

With all of the information gathered for the remodel area, we will develop the full project package, including a design, written specifications, work timelines, payment schedules, and material samples. This is a collaborative process between you and us, because it is important that: (1) you stay involved in reviewing the materials and styles that fit you best; (2) you continue asking questions and bring up your concerns; and (3) we provide feedback on the budget, letting you know the impact of the decisions you make. We may add or reduce the project scope to hit your budget goals. With all of this information, the design work that we’ve developed together becomes a well-defined project.

Construction Proposal

With details finalized, we bring in our trade specialists to establish firm costs. Our team determines exactly what your investment will be, and we draw up a fixed-price Construction Proposal. If your design choices and selections are consistent with what we have been working toward, then the project price will be in line with what you expected during Budgeting. Upon signing the Construction Proposal, we will ask you to provide the Down Payment so we can begin ordering any "long-lead" items such as cabinets or fixtures, as well as schedule our subcontractors.

Scheduling and Planning

We will meet with you at your home to talk through construction details and logistics. We’ll let you know what to expect – work hours, sequence of tasks, disruptive times, dumpster location, etc.

Your project will get a construction start date and an approximate finish date. If everything goes according to plan and no major changes are needed, we usually hit our finish date right on time!

Construction

This is where all of our careful planning and logistics really shines, when construction gets underway. We will meet with you weekly throughout the construction to ensure your issues are addressed and to keep you updated on our progress.

Completion

When nearly all aspects of the project, as well as the Punchlist, are completed, we will collect the Final Payment. By that point, you will be able to move into the space and begin using it, though there may be a few outstanding items that need to be addressed during the Warranty Phase.
